This includes but is not limited to, ensuring that all toilets work, and that sinks and toilets are repaired when needed, including when they are constantly running or drip, the dock doors, bumpers and curtains, emergency lights, fire hoses and extinguishers, including without limitation, all access to sprinkler heads and lighting, in the Premises are in good working order and Tenant shall maintain, repair and replace same as determined by the Landlord.Tenant shall repair all asphalt areas adjacent to the Premises as determined by the Landlord.If, due to the nature of the Tenant's business the Landlord or the Landlord’s insurers deem it necessary to upgrade the sprinkler system in the Premises or any other safety systems within the Premises, such upgrading shall be done forthwith at the sole expense of the Tenant.Approval of Repairs and AlterationsTenant shall not make any repairs, replacements, changes, additions, improvements or alterations(hereinafter referred to as "Alterations")to the Premises without Landlord's prior written consent, which consent shall not be unreasonably withheld.
