Tenant shall promptly pay for to Landlord or as Landlord shall from time to time direct, all costs of supplying water, electricity, gas, steam and other utilities to or in respect of the Premises, and all costs for all fittings, connections and meters and all work performed in connection with any services or utilities provided to the Premises. <br>Tenant shall promptly execute and deliver any agreements required by Landlord or by utilities suppliers in respect of the supply of any utilities ta the Premises. <br>Tenant's use of any such utilities shall not exceed the available capacity of the existing systems from time to time. <br>Tenant shall not cancel gas service at any time during their occupancy of the Premises.<br>If Tenant does, and there is any problem when the service is turned back on, the Tenant is solely responsible for all damage and costs of repair. <br>Should there be no individual meters for the measurement of the consumption of any utilities supplied to the Premises then Landlord, acting reasonably, may allocate the cost of such utilities among the various users thereof. <br>If required by Landlord, Tenant shall install at its expense a separate meter or meters to measure the consumption of any or all utilities in the Premises. <br>The cost of any utilities which are not charged to Tenant of the Building individually shall be included in Operating Costs. <br>Non-Liability of Landlord
